Problem Asset Management

  • Review and approve all workout strategies and risk ratings on problem assets for an affordable housing lender

Loan Sales

  • Regularly sell $30 - $50 million of affordable multifamily mortgages in the secondary market usually at a premium to par value for an affordable housing lender
  • Provide advice and due diligence support for a purchase of $150 million of affordable housing mortgages for a secondary market purchaser
  • Conduct the first time sale of first and second mortages for a CDFI
  • Assist the lenders to a liquidating lender to sell the performing portion of its portfolio to a commercial bank

 

Risk Management

  • Update underwriting standards and procedures for 2 community development lenders
  • Perform comprehensive portfolio risk reviews for 2 affordable housing lenders
  • Assist the community development department of a commercial bank to prepare for a regulatory audit
  • Underwrite new community development loans and investments in LIHTC funds for a commercial bank
  • Review and provide structuring assistance for acquisition loan submissions to a $100 million city-sponsored fund to finance the acquisition of sites for affordable housing construction projects

 

Product Development


  • For a non-bank lender create a tax exempt bond loan program to allow small projects to gain access to 4% low income housing tax credits.  Then find, purchase, finance and rehab 2 scattered site HUD preservation projects utilizing the program to demonstrate its efficacy
  • Succesfully adapt a Chicago program to provide construction to perm financing for small property owners to rehab 5 - 20 unit properties in Los Angeles for an affordable housing lender
